​Because in addition to the corner couch, which incidentally offers another sleeping option when unfolded, there is a powerful cannon stove here, which is mainly there to turn the flat into a cosy "winter room" in the mountains. 

​Since the room has windows facing east and south, it offers a clear view of the Großer Traithen and the Seeberg. And since the Tannermühle is situated quite a bit higher than Bayrischzell, you can practically see across the valley.
